Usually less, because we take on the work of selling and the risk that things don’t sell. You trade some value for speed and privacy. At the walkthrough we can tell you whether a sale or auction is likely to do better for your house.

We look at everything in the house, what it is likely to sell for and what it will take to clear, and make one written offer for all of it. There’s no obligation to accept.

When the house has to be empty soon, when you’d rather not have buyers through the door, or when the contents would not justify a full sale. If there are valuable pieces, we may suggest selling those separately.

Our written offer covers the contents as a whole, in one price, and we clear the house in the same visit. Anything we can’t resell is donated, recycled or cleared, so the house is left broom-clean. Family items and papers you want to keep are set aside before anything leaves.

Yes. We can do the walkthrough by video, so you can see the house with us from wherever you are, and the offer comes to you in writing. Nothing is cleared until you accept it, and family items and papers are set aside first.
